Senior Property Manager

Job Description

Duties include:
Maintaining and developing the portfolio
Co-ordinating with the facilities services team and contractors – ensuring delivery of works
Preparing annual service charge budgets and handling any queries
Signing off all invoicing associated with each property and cost coding and assigning to the various cost centres
Liaising rent reviews and monitoring rent, service charge payments and outstanding monies
Dealing with breaches of the lease
Making regular site visits
Have a working understanding of all key legislation regarding property
Arranging and attending quarterly client meetings, occasionally chairing
Maintaining client relationships
In addition to managing the portfolio of properties, the role will also involve the management of properties leased on behalf of other divisions of the group across the U.K. Where these properties are concerned, you will be responsible with renegotiating leases, agreeing dilapidations and rent reviews and other associated tasks
Maintaining monthly budgets and yearly project budgets
Undertaking risk assessments and reviewing health and safety reports – suggesting or making any changes
Drafting contractual correspondence
Ensuring a standard level of property management is in accordance with the RICS code of practice and ensuring each is compliant with statue
Assisting in managing the long term tenant relationships
Reviewing property insurances and ensuring each property has the relevant insurance in place
Identifying risks and evaluating opportunities within the existing portfolio
Monthly reporting against budget
Monthly cash flow and turnover forecast
Providing existing and new tenant updates
